Sorry guys! Lots and lots of things have been set into motion, including the possbility ( however small) that Little Random and I may be able to get our own house. So I would love to hear from anyone that has gone through that process of first time home buying, and has any advice. It's like the tiniest house in the town I live in, but I've fallen in love with it. Wood floors, huge yard, Little Random's bedroom is all ready painted teal. Drawbacks are the kitchen is carpeted. Like really? Carpets in three rooms, and someone thought it was a good idea to carpet the kitchen!?! Anyway, any advice you have, or if you know if programs for single Mom's that are available in the U.S. I'd super appreciate any leads that I can go on. Thank you!!

It's almost an hour long, and I've only been able to watch the first 45 minutes, but I'm going to watch the last fifteen or so now. :) Once it loads to the point I've watched.

You know, I bought my first house 7 years ago in a brand new development. The process was really simple and quick, but that was mostly because I should have never really qualified for that house to begin with. And I also didn't have a *seller* in the normal sense of the term. I bought directly from the builder.

My quasi-hubby is now doing his first home purchase. It is a little harder then it used to be. This is a good thing. I am also making it really difficult because we need more space and stuff which means more expense. But so far the steps seem just as easy. It's making it all mesh together at the right time that is our issue.

For you, I am betting it will be relatively easy. Don't stress it. The hardest part is going to be getting everyone to do what they are supposed to do when they are supposed to do it. Getting the Seller's agent to call you or your agent, and getting a good line of communication between the money people and you (or your agent) is key. If that doesn't get right, it all goes to heck.

Good luck. You should post pictures when you get the house so we can all see the Random House!

Also, The same person that carpets a kitchen, is the same one that carpets a bathroom (ESPECIALLY if you have a male person in the house). It makes no sense, but people do it anyway!

I have been in a house where there were males in the house and a carpeted bathroom. It was so gross.

I can't even imagine a carpeted kitchen. That would be so gross unless you never used it. You might want to ask a loan officer or mortgage officer at your bank about opportunities for not only first time buyers but, single moms. Even if you don't go with that bank, they will probably give you some useful info.

I think I need to talk to some more loan people. I know I quaifly for the first time home owner assistance, and the woman who pre-approved me is being really unpleasant about me wnating to work to the government and apply. I think she just doesn't want to deal with the extra paperwork or whatever, but isn't that her job? To say I'm getting discouraged would be a vast understatement.

As for the carpeting, I grew up with a sort of indoor/outdoor ugly carpeting in our kitchen/dining room/hallway - it was the 70's. It seemed to be fairly easy to clean (carpet sweepter) and hid stains (busy pattern). It was my mother's choice. Then again, she also chose brilliant red shag carpeting and green velvet flocked wallpaper for the living room, so there you go. Me? I'd rip it up and put in a fairly inexpensive, durable laminate of some sort, depending on your taste. I have slate in my kitchen, which is nice but expensive (I didn't do it, it came that way). It's very dark, but it hides stains and dirt. Cold, though. Congrats on the home ownership, though. That's awesome for you! xoxo

LOL. I want to make Empire cupcakes now.

Slate would be awesome. I imagine it's a lot pricier then laminates, right? I love dark woods and darker stone and such. Great for hiding stuff and I've always liked the color combination.
